Glenwood Development Company LLC ("GDC"), based in Mesa, Arizona, was established in March of 2001 and is owned by Robert W. Klepinger and Jerald S. Gerard. Its primary business is the acquisition, development and management of income-producing commercial properties.
GDC began in 1990 as GFG Development, Inc., a joint venture between Robert W. Klepinger and Glenwood Financial Group, Inc. ("GFG"). GFG is a real estate services company based in Glendale, California. In 1994, Mr. Klepinger became a principal in GFG, in addition to heading all of the development activity for the company. The company began developing projects in Arizona in 1996. By 1999 the number and quality of deals in Arizona prompted the opening of a satellite office there. Mr. Klepinger and Mr. Gerard moved from California with their families to run GFG's Arizona operations, in addition to those in California. By 2001, Mr. Klepinger and Mr. Gerard had completed the development of nearly $60 million in real estate assets in those two states.
Since 2001, GDC has completed nearly $90 million in development for its own account, and continues to seek out quality acquisition and development opportunities in Arizona and its neighboring states.
Robert W. Klepinger
Mr. Klepinger, age 54, is a Managing Member of Glenwood Development Company LLC. He was a principal in Glenwood Financial Group, Inc., in Glendale, California, and President and founding partner of GFG Development, Inc. since 1990. Before Glenwood, he was a regional director for HSW Investments, Inc., a national shopping center development company based in Boca Raton, Florida. Prior to HSW, he was employed as the Real Estate Director for Cardon Investments, a privately-held real estate investment company based in Mesa, Arizona. Mr. Klepinger has been directly involved in the development and leasing of over one million square feet of retail and office space. He earned a Bachelor of Arts degree in Business Finance from Arizona State University in 1983. He and his wife, Leann, are the parents of five children.
Jerald S. Gerard
Mr. Gerard, age 51, is a Managing Member of Glenwood Development Company LLC. He was Vice President of GFG Development, Inc. for three years prior to the formation of GDC. Before that, he was President of Inland Commercial, a commercial real estate management and brokerage firm based in Anaheim Hills, California, responsible for all business operations and activities related to the leasing and management of over thirty retail centers within Southern California’s Inland Empire. Mr. Gerard was a Regional Leasing Director for Centers Business Management from 1990 to 1993, where he directed all shopping center leasing activities for that firm in the Inland Empire. Prior to that, he was a leasing agent for HSW Investments, Inc., headquartered in Boca Raton, Florida. Mr. Gerard earned a Bachelor of Arts Degree from Gonzaga University in 1986, and attended Loyola Law School.
Jeffrey W. Kost
Mr. Kost, age 37, is Director of Development for Glenwood Development Company LLC. He was employed by Glenwood in 1999, and has been responsible for substantially all of the construction management and entitlement work for the company’s projects since that time. Prior to Glenwood, Mr. Kost was a new construction and operations manager with Edwards Theaters, Inc. in California. Mr. Kost attended California State University Northridge. He is a certified construction manager through Arizona State University’s construction management certificate program.
Bradley N. Forsgren
Mr. Forsgren, age 34, has been Controller for Glenwood Development Company LLC since 2002. He has previous experience in construction and sales and handles the accounting and finances for Glenwood. Mr. Forsgren earned both an undergraduate degree and a Masters Degree in Accountancy and Information Systems from Arizona State University.
Lecia L. Crider
Mrs. Crider, age 34, is the Property Manager for Glenwood Development Company LLC. Lecia was hired by Glenwood Development Company in October 2005. Lecia contributes 7 years of property management experience in both commercial and residential properties to the Glenwood Team. Before property management, Lecia spent 5 years in the insurance industry. She is currently responsible for successfully handling all the Property Management aspects of Glenwood Development Company's properties.
